Accounting Services
This includes Monthly/Quarterly/Yearly billing for the accounting of member maintenance collected by the society in a web-based accounting software. Also include preparation of Computerized Cash book, bank book, Member Ledger, General Ledger, Trial Balance, Income & Expenditure Account and Balance sheet following the acceptable principles of accounting. Also we undertake “one-time-accounting” to prepare & conclude accounting work bringing it up-to-date from the past years.
Internal Audit and Statutory Audit Services
We undertake auditing of books of accounts through our networked Govt Certified Auditors / Chartered Accountants in a time bound
manner fulfilling the requirements of MCS Act / Bye Laws.
We also undertake, internal audit of the Society Books of Accounts, thereby enabling the Society
to be audit compliant before the external
audit takes place.
Legal Retainership Services
As Legal Retainers, we provide legal
guidance/support to the Managing Committee
of the Co Op Housing Society in discharge of its functions
to the members of its Society.
It is critical that the Managing Committee is equipped to function in the collective benefit
of its members as honorary elected
representatives.
Arbitration
We undertake mediating arbitrable disputes in an agreement between vendors and the Society towards executable awards.
Education for CHS
Ragas is pioneer in conducting Compulsory Cooperative Education as required by MCS Act with a certificate from Government Approved Training Institute enabling usage of Mandatory Education Fund collected by the Society.
GDC&A / Co-op Managers’ Coaching

It is a legal process for the transfer of title from the developer/land owner to the society giving all present & future rights on the land & building of the society. We undertake the Conveyance (Deemed in case of non-cooperation) process for the society.
Registration
We undertake registration of the society to work independently as a registered body in line with MCS Act / Model Bye Laws. A Registered Society will have a legal recognition of its existence and is authorized to collect maintenance and be managed by its elected representatives under the guidance/vigilance of adopted model bye-laws.
Preparation of Legal Registers
We prepare legal registers viz., I/J/Nomination/Share Registers. We also support allocation of shares and issue of printed share certificates.
Recovery from defaulted members
We help society collect its outstanding maintenance dues from the defaulting members by following due legal process till the society gets a Recovery Certificate from the Hon’ble Registrar.
Allied Services to Individual Members
We recommend every member to make out a WILL to safeguard the assets (moveable & immovable) we procured during our lifetime to go to our loved ones after us through a legal process. We are a house of Legal Experts to take care of this need.
We undertake making General and/or Specific Power of Attorney as per Law and registration of the same thereof.
It is essential to have a Legal Heirship Certificate for Immovable property transfer and Succession Certificate for Movable property transfer through sale. We undertake obtaining the Heirship/Succession Certificate from the competent court of jurisdiction.
It is mandatory for properties in Navi Mumbai to get CIDCO endorsement in their records of all/any transfer (sale). Our Legal Team takes care of an efficient & effective way to have this process complete in time.
We provide all the above services from Mumbai while the NRIs continue staying abroad. We provide expert services considering the legal complications and/or their time and attention.
